We aim to make the move in process as simple and seamless as possible. We have outlined our quick 7-step process below. Please be sure to review it thoroughly and if you should have any questions at all, please feel free to reach out to us by email at PropertyManager@VPMWNY.com

We look forward to having you as a valued Tenant!

  1. Make an appointment.
    Make an appointment to sign the lease in person at our office located at 4939 Lockport Rd, Niagara Falls NY 14305. If you are not able to sign the lease in person, please reach out to us to make other arrangements. A copy of the lease will be emailed to you prior/post to the signing appointment so you will have plenty of time to review the contract.                                                                                                                                                                                                                       

  2. Get connected with us!                                                                                                                                                                                     Set up your Tenant portal through the Welcome Email. This portal will make your tenancy with us extremely easy and convenient. Through this portal you will be able to pay your rent, set up automatic monthly payments, submit repair requests, and view or download important lease documents. Also, opt into text messaging. Tenants of Edwards Property Management have access to text messaging through their resident portal. You will receive a text with a four-digit code to opt into text messaging. Simply reply with the code to confirm, and you are ready to communicate with the EPM staff by text!

  3.     Pay your deposits and admin fees through the portal.                                                                                                                           You are welcome to bring payment to the lease signing, but payments in person must be in the form of        cashier's check, money order or cash. 

  4.     Sign the lease in person with a member of the VPM team.                                                                                                                 Have any questions regarding the lease ready and we will address them at the lease signing.

  5.     Set Up Utilities. 
     A list of utility providers is available HERE. It is important for you to transfer utilities to your name within 3      business days of the lease start date to avoid a processing fee.

​  6.     Establish Renter's Insurance
    Your lease will require that you carry Renter's Insurance with proof provided. You can upload proof of insurance      to your Tenant Portal or you are welcome to bring it with you to the lease signing.

  7.     MOVE IN! 
     We will email the lockbox code the night before your lease start date so you can get your keys and start moving      in right away. A member of our team will be by to pickup the lockbox and sign.

Be sure to complete the inventory and condition form within 3 days of the lease start date and return to our office.
